Full Day Minimony and Celebrate & Stay event packages include the following:
· Access to the full property (except the upstairs portion of the main house) from 1PM-9:30PM the day of the Event. Access to the grounds available at 11:30AM. No events will be extended beyond 10PM. Only overnight guests (per a separate agreement) may continue to access Seaview Manor after 10PM.
· Restroom facilities in the form of one portable restroom and one downstairs restroom within Seaview Manor house
· Bride’s room
· Chairs & Tables with linens and glassware. Glassware will be left for caterers or bartenders in a plastic Rubbermaid tub and is expected to be returned in the same condition, exactly as found.
24 Dinner Plates, 24 Coffee Mugs Available for small ceremonies provided. Must be returned exactly as found.

· Access to the full property (except the upstairs portion of the main house) on a mutually agreeable date and time scheduled in advance with Licensor for a one hour rehearsal on or about one week preceding the Event
· Parking for a maximum of 20 vehicles
· Trash and recycling disposal
· Ceremony and reception sound system compatible with cell phones
· Fire pit, please plan on bringing wood or requesting wood delivery. Many local options.
· Access to Seaview Manor preferred Vendor List
*Note: if Licensee is an overnight guest of Seaview Manor, a separate contract between Licensee and Licensor will include terms and conditions of overnight/weekend stay and pricing and unlimited bride’s room and access to Seaview Manor house is included in such overnight stay. Upstairs portion of the Seaview Manor house is for overnight guests and wedding party only.

Anything over the 1 can garbage allowance will need to be hauled out upon departure or $20/large bag fee will be taken off the deposit to pay for the hauling fee.
Dogs-please be a responsible pet owner. The property is not fenced so please keep dogs on leash when outside the home.
Dog sheets are available to cover the bedding and couches. If your dog likes to cuddle, please do not allow your dog to be directly on the bedding. Failure to abide by these rules will ruin the fun for future pet owners and a portion of your deposit will be retained to replace any soiled bedding that is not washable.

RESERVATIONS AND PAYMENT: A booking deposit (see page 1) is required to reserve the Event date. The remaining balance is due 30 days prior to the event along with the certificate of insurance (see below insurance terms) and a Washington State liquor board day service permit. If such documentation and fees are not received at least two weeks prior to the Event, Seaview Manor cannot guarantee the Event date will still be available. If the reserved Event date is cancelled for any reason, Licensee may be refunded half of the booking deposit only if that reserved date is re-booked by Seaview Manor.
DAMAGE AND CLEAN-UP: A credit card hold of $2000 is required, and a credit card on file along with any outstanding balance of the rental fee. The deposit is refundable one week after the event, providing there is no damage or extra cleaning needed. If damage or clean-up is less than $2000 we will release the hold of the difference. If the damage or clean-up exceeds $2000, the credit card on file will be charged. If damage occurs or extra cleaning is deemed necessary in Licensor’s discretion, Licensor will provide Licensee with a detailed summary of the repair and cleaning required and estimated costs. If the $2000.00 deposit is sufficient to cover such costs, Licensor will apply the deposit and refund the remainder to Licensee and if not sufficient, Licensee agrees to pay the excess amount required within 10 days of invoice from Licensor.
SMOKING/ALCOHOL USE: All guests should conduct themselves regarding ALCOHOL as they would in a fine restaurant. For events with alcohol service, only Seaview Manor bartending staff with current Washington State MAST Permits may be utilized. All alcohol must flow through the bartenders. A Certificate of Liquor Liability naming Willows House Retreat, LLC as the insured for $1,000,000 must be obtained by the Licensee. If at any time, Seaview Manor or Bartending Staff deems alcohol consumption to be excessive, they have the authority to refuse further service to any guest.
