PAYMENT DUE AS FOLLOWS: Total Payments Due is required to reserve the above date, time, and services. Payments can be made by check, Zelle or Venmo. CANCELLATION: If the Client cancels more than 45 days before the event, all payments received will be refunded less 25% of the Total Rental Fee. If the Client cancels less than 45 days and more than seven days from the event, all payments received will be refunded less 50% of the Total Rental Fee. No refunds will be issued for cancellations initiated by the Client within seven days of the event. ALLOTTED TIME FRAME: Your event time includes set-up and break-down. Should your exit from the barn be later than your end time (allowing for a 10-minute grace period), the additional time will be billed at a rate of $50 for every additional 15-minute increment. OVERNIGHT STAY: An overnight stay may be added for $25/person for up to 8 guests. Check-out is at 11:00 AM the next day. MAXIMUM CAPACITY: The maximum barn capacity is 25. Should your event exceed 25 guests without prior approval, you will be billed at $100 per person over 25. Children 3 and under are not included in the maximum capacity. *Children's parties need prior approval for capacity limit* REQUIRED PERMITS: When checked below, the purchase of liability insurance and/or banquet permits are required. Proof of purchase must be submitted to blackrabbitbarnredmond@gmail.com prior to your event. Failure to obtain proof of insurance or permit may result in the cancellation of your event and deposits forfeited. __X___ Banquet Permit: https://lcb.wa.gov/licensing/online-banquet-permit __X___ Liability Insurance: https://www.wedsafe.com LIABILITY WAIVER: I assume full responsibility for any personal injury to me and my guests (“All Guests”) and further release and discharge Black Rabbit Barn AKA Hunt and Gather Design, LLC, (enter your address here), and Evan and Alexa Harlan for injury, loss, or damage arising from All Guests’ use of and presence on the facilities, due to the actions, or inactions, of All Guests, my agents, or employees of the venue. PARKING: The Client is responsible for its and all of their guest's compliance with parking on the premises. The maximum capacity is 10 cars. More than 10 cars on the premises will be asked to leave. Please carpool, uber, or lyft to the location. NO DOGS: No dogs are allowed on the premise without prior approval. Approved dogs (max 2) are allowed with a pet fee of $75. Dogs must remain on a leash at all times outside & if they go to the bathroom the owner must pick up after them. NO SMOKING: No smoking of any kind inside the barn. If there is any indication of smoke or smoke smell in the barn the client will be billed for a deep cleaning. MUSIC VOLUME & NOISE: We have a firm curfew for amplified music/noise at 10 pm. Guests not spending the night must exit by 10pm. GARBAGE: The Client must remove all garbage from the barn upon departure. Garbage and Recycle bins are located outside the barn. CAMPFIRES: Camp Fires must be in designated fire pits, and the water hose must be within 20' of the fire. DEPOSIT - DAMAGE/CLEANING/PARKING/NOISE: A Cleaning Fee of $150 is required. The Client must leave the space in as good (or better) condition than they found it. After the event is over, the condition of the barn will be evaluated. If there are any material issues that need to be addressed, the Client will be contacted with photo evidence of any damage. The client is responsible for the actual cost to repair/replace any damaged items. Additionally, if there are any material issues with the Client or its guests not following the parking/arrival/departure instructions (see above), or if the Client or its guests do not respectfully adhere to the guidance from the host about the levels of noise/sound at the event, a charge, solely determined by us. The Client will be billed for the charges.
