Hunt Homestead is a beautiful 6.5 acre property my husband and I have poured our love, sweat and tears into. We have wooded areas, a variety of grasses, flowers, and a creek. This is what we call home and would love to share it with you and friends. We currently are offering our home and property for small events of 50 people or less.
Hunt Homestead includes the following amenities
Gorgeous 6.5 acre property on Red Oak Creek.
Large covered patio with fridge and heat/fan options.
Indoor use of beautiful furnished barndominium living space, kitchen, and guest bathroom.
Parking (gravel driveway)
Tents, tables, chairs and extras are to be provided by renter.

Deposit and Cancellation
There is a deposit requirement of 50% due at time of booking. The remainder of the amount is due 24 hours before day of event. There is a no refund policy. Rescheduling your event is available in the case of bad weather or an unexpected occurrence. April and May are Texas rainy seasons so please be aware weather can change your plans.
Rules
House Rules
There is a maximum capacity of 50 people at the time of event indoor or outdoor. The indoor space includes ONLY the main living space, the kitchen and island, and guest bathroom. The indoor fridge is not to be used as there is an outdoor fridge provided for renters. The oven and cabinetry is not to be used. All furniture and counters are available to the Renter.
Alcohol
Our location has a BYOB option. We are not liable to anyone on or off the premises consuming alcohol. Alcohol is only permitted to anyone 21 or older. Be responsible.
Outdoor use
Our patio and field is open for use. The chicken and bee yard is prohibited. Creek access is currently prohibited. Parking is available at the road, on driveway, or on trails.
1 hour set up is allowed. Trash is to be placed in designated trash bins outside. All food and decor must be cleaned before paid alloted time is up. There will be an additional charge of $100 if premises isn't cleared within 30 min after alloted time.
The sun shines directly on the property and patio after 12:00. Keep in mind how the weather might effect your outdoor event.
Terms and Conditions
WAIVER AND RELEASE OF LIABILITY
This Waiver and Release of Liability (the “Agreement”) is entered into by and between:

WHEREAS, the Renter has agreed to rent the property located at 1120 Wilbrook, Palmer TX. 75152 (the “Venue”) for the purpose of hosting an event (the “Event”) on

NOW, THEREFORE, the parties agree as follows:
1. Assumption of Risk
The Renter acknowledges that the use of the Venue involves certain inherent risks, including but not limited to the risk of injury or damage to person or property. The Renter agrees to take full responsibility for the safety of themselves, their guests, employees, agents, and any other individuals associated with the Event while on the Venue.
2. Release of Liability
To the fullest extent permitted by law, the Renter, on behalf of themselves, their guests, employees, agents, and assigns, hereby releases, waives, and discharges the Venue Owner, their agents, employees, and affiliates from any and all liability for injuries, damages, losses, claims, or actions of any kind arising from or related to the use of the Venue. This includes but is not limited to any claim for personal injury, property damage, or wrongful death occurring during or in connection with the Event.
3. Indemnification
The Renter agrees to indemnify, defend, and hold harmless the Venue Owner from and against any and all claims, demands, lawsuits, or legal actions, and any damages, losses, or expenses incurred in connection with the Event, including those arising from any acts or omissions of the Renter, their employees, agents, or guests.
4. Rules and Regulations
The Renter agrees to adhere to all applicable laws, ordinances, and regulations while using the Venue. The Renter agrees to comply with any specific rules and policies set by the Venue Owner, including but not limited to parking, noise restrictions, waste disposal, and any other conditions necessary for the safety and well-being of all parties involved.
6. Damages
The Renter agrees to pay for any damages to the Venue caused by their actions or the actions of their guests, employees, or agents. The Venue Owner reserves the right to retain the deposit, if any, to cover such damages.
7. Cancellation
In the event of cancellation of the Event by the Renter, the Venue Owner’s cancellation policy shall apply. This policy is outlined in a separate agreement and may include forfeiture of deposits or other charges.
8. Governing Law
This Agreement shall be governed by the laws of the state of Texas without regard to its conflicts of law provisions.
9. Acknowledgement
By signing this Agreement, the Renter acknowledges that they have read, understood, and voluntarily accept the terms and conditions outlined above.
