SHORT-TERM RENTAL AGREEMENT
This Short-Term Rental Agreement (the "Agreement") is entered into between Rush Lakes LLC, hereinafter referred to as the "Landlord," and the undersigned Renter, hereinafter referred to as the "Renter," collectively referred to as the "Parties."
PROPERTY DETAILS: Property Address: 433 US Highway 20, La Porte, Indiana 46350
TERM: The term of this Agreement shall commence upon acceptance of the reservation and end 5 days after the reservation ends.
RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest’s invitees, and all discussions regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest’s invitees. No person(s) under the age of 25 are allowed to rent the property.
ID REQUIREMENTS: The primary guest booking must be able to provide us with valid identification. Government issued ID, driver's license, or passport are accepted. All identification must not be expired or expiring during the duration of your reservation.
RENTAL AMOUNT: The Renter agrees to pay the total rental amount as quoted through the booking method for the entire term of this Agreement. 50 percent of the booking total will be due at time of booking. This amount shall be paid in full 30 days prior to the commencement of the reservation start date.
SECURITY DEPOSIT: The Renter shall provide a security deposit of $500 on or before the commencement of the lease term. The security deposit will be refunded within 5 days after the termination of this Agreement, less any deductions for damages, unpaid rent, or cleaning fees.
NUMBER OF GUESTS
Change in the number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in extra charges for each additional guest, in addition to any and all damage, disturbance, and cleaning charges. The property is available for large events and gatherings such as corporate retreats and weddings via an events package. Event package details may be provided upon special request. If there is excessive noise or music, any illegal activity, or evidence of a violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the cabin can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.
GROUNDS ACCESS: The Renter's access to the short-term rental property is limited to the designated rental premises and immediate surroundings and Lake Liz which the property sits on. Renter is granted access to the property and 30 acres surrounding it for recreational purposes such as hiking and exploration. Renter may also be granted access to the entire 473 acre wildlife preserve and it's hiking and biking trails upon request and express permission.
OUR LAKES AND SPORT FISHING ARE STRICTLY CATCH AND RELEASE. NO FISH ARE TO BE REMOVED FROM THEIR WATERS. NO WILDLIFE SHALL BE HARMED OR INJURED BY GUESTS WHILE THEY ENJOY ANY PART OF THE GROUNDS.
RULES AND REGULATIONS: The Renter agrees to comply with all rules and regulations specified by the Landlord, including but not limited to:
- No smoking inside the premises.
- No pets allowed without prior written consent from the Landlord.
- Maximum occupancy is limited to 34 persons.
- Hiking and additional grounds access may be granted upon special request.
- No fishing or hunting without express permission from landlord, and acceptance of any associated equipment rental f
Access to the event center, Gazeebo, tennis/pickleball court, and surrounding area and trails. Our grounds are equipped with over 10 miles of trails across 473 Acres with sport fishing and additional lake recreation available.
