1. Studio fee's must be paid in-full before you're rental. No refunds but credit can be applied for future bookings.
2. Studio Condition: Please note that the venue must be returned to its original condition after your event to avoid additional cleaning charges.
3. Event Time: Rental time must include both setup and teardown. Time will be charged in 60-minute increments of an additional $45 hourly if guests arrive early or stay beyond their scheduled time.
4. Restrictions:
No smoking of cigarettes, e-cigarettes, or marijuana within 30 feet of the building.*
No nails, screws, staples, tape, or gummed-back materials to affix items to furniture, walls, or the building.
No glitter, confetti, sparklers, Roman candles, or fire-producing effects.
No alcohol is permitted within the building without a banquet permit in file.*
No drugs are permitted within the building or within 30 days of the building.*
*Guests will be subject to a fine of $500 for any violations of the established restrictions
Liability & Insurance
- Renters are responsible for any injuries or damages during their event.
- Indemnification against claims is required.
- Renters are responsible for all food and alcohol consumed on the property. This includes
ensuring compliance with local laws regarding the serving and consumption of food and
alcoholic beverages.
- Compliance with laws and regulations is mandatory.
Damage:
The renter is responsible for any damage to the Studio including spills, scratches, excessive
wear, marks, or stains on furniture, fixtures, floors, or painted surfaces.
Weekdays (Monday-Thursday): $90 per hour, with a 3-hour minimum rental.
5% off starting at 8-20 hours, 10% off and 12-14 hour day options.

Damage Deposit:
A refundable damage deposit is required as follows:
- $125.00 for events lasting 1-4 hours
- $250.00 for events lasting 4 hours or longer
If no damages occur, the deposit will be refunded within 5-10 business days after the event. Please note that a 5% credit card processing fee will be automatically deducted from your deposit to cover the third-party fee. Keep this in mind when you receive your refund.
Banquet Permit: If serving alcohol, the renter is responsible for obtaining a banquet permit from the Washington State Liquor and Cannabis Board. The permit costs $10 and can be purchased online. Please email us the permit no later than two (5) days before your event.

Included Amenities:
Tables: We provide six (6) 8-foot tables, each seating eight guests. Two extra folding tables available for miscellaneous use.
Chairs: Enjoy 50 luxurious White Resin Chiavari chairs. Should you need more seating or tables, they can be rented from a third party. Please note that Magnolia Studios only supplies the items mentioned above as part of the rental. Any additional chairs or tables must be provided and set up by you.
Accessibility: The venue features a spacious, wheelchair-accessible area, along with a private restroom for your convenience.
Mini Kitchenette: A small kitchenette is available, equipped with a mini fridge and sink for light storage.
Lounge Area: Relax in our lounge area, which includes two tall bistro tables. This area can be utilized for catering setup.
Sound System: Our sound system includes a Fender basic speaker setup compatible with AUX connections. Feel free to bring your own DJ or sound system, keeping in mind the volume levels during daytime events.
Parking: Enjoy complimentary parking in front of the venue, with additional street parking available. Please refrain from leaving any vehicles overnight, as we cannot be held responsible for unattended cars.
