Thank you for considering the Lake Estate for your special day. The property is ideal for wedding receptions, family gatherings, birthdays, and vacationing in privacy and serenity. Photos taken on the Lake Estate will look amazing. ?? The Lake Estate is pet friendly. Will you also be bringing any pets? The main lot of the Lake Estate can accommodate up to 45 day guests and 21 overnight guests. There are 6 bedrooms and 15 beds of assorted sizes (from king to twin beds to pull out beds). If you plan to hold an event at the property or will have day guests (e.g. visitors who will not stay overnight) of up to 10 people, we ask for a $1,000 refundable security deposit. If the event has 10 or more day guests, then a $1,500 refundable deposit is required. Rest assured the deposit will be refunded to you on the day of checkout if there are no damages or extraordinary garbage. We provide four 96-gallon trash bins and two 75 gallon trash bins for your convenience, which should be adequate for events up to 45 guests. For event reservations, please note the deposit is non-refundable if reservation is cancelled by you AFTER 30 days of booking. For events, the security deposit is refundable if you cancel the reservation WITHIN 30 days of booking. ?? Please confirm the number of total guests (day guests and overnight guests) as there is an additional fee of $50 / person for groups of 16 people or more? The first 16 guests (day guests plus overnight guests) are free and included in your booking already. For example, if you have 16 overnight guests and 10 day guests, then 10 people x $50 = $500 guest fee. This fee is to cover the extra cleaning, housekeeping, and garbage disposal costs associated with larger guest bookings. Please let us know if you will need additional tables or lawn chairs for any events being held on the Lake Estate. We can provide chair rental for $5/chair, rectangular serving tables (6 feet long, foldable) for $10/table, and 40-inches high round cocktail tables for $10/table. Our property's main lot can park up to 30 vehicles (about 10 cars in the parking lot and 20 cars on an adjacent grass lawn next to the lake). For events exceeding 45 people, we have a 7 acre lawn designed for a golf driving range. But, the lawn can also be used to host bigger events (e.g. day guests exceeding 45 people). This lawn is next to the lake and has superb views. However, people for such a large event are not allowed to enter the Estate Manor House except to use the bathroom. The interior of the Estate Manor House can only accommodate the occupancy and foot traffic of up to 45 day guests. To use the 7 acre lawn because you have more than 45 people, you will need to hire an event organizer who can put up tents, seats, tables, etc for you. The golf driving range grass lawn can park about 50 cars. A property map of the Lake Estate will be sent to you that will show you where guests can park. A Guest Guide Book and Function Book will also be sent to you upon confirmation of your reservation; and they will include all the details you will need for a smooth and relaxing stay. The Lake Estate sits on an expansive landscape of 13 tranquil acres that serves as your very own private oasis. Rolling hills, 9 acres of well-manicured lawns, garden areas, and forest for exploration. The Lake Estate is directly adjacent and connected to Paulinskill Nature Reserve (a 200-acres park owned by the government and open for seasonal hunting). The estate is home to all sorts of animals (rabbits, owls, woodpeckers, geese, ducks, red-eared and snapping turtles, bass and catfishes, foxes, opossums, etc). Frequently, deers and black bears will pass through the Lake Estate. Fishing and swimming are allowed in the lake. The stately Manor House sits on a hill, offering sweeping views of the property and is designed to harmoniously match the outdoor grandeur. Tall ceilings with skylights, a grand entry foyer, a private library and two spacious living rooms let you unwind in comfort. A large dining room and multiple kitchen seating areas provide plenty of room for everyone to gather. A front patio and oversized back porch deck mean you’re just a step away from relishing the outdoors. A 6-grill BBQ and outdoor fire pit are always ready. The estate has 6 bedrooms and 14 beds in assorted sizes... including a master "bridal suite" with king bed and in-room relaxing sofas. There is a kids' room that's perfect for families with children. A third bedroom also includes a king bed with in-room sofa and loveseat. A fourth bedroom includes a queen bed and small area for sitting. A fifth bedroom has two double beds with ottoman — all with plenty of space to relax and unwind. A sixth bedroom on the first floor is ideal for anyone who don't like climbing stairs. We take pride in providing a sustainable-living vacation at its finest, with all utilities generated on-site. The Lake Estate has the tallest wind turbine in Sussex County. There are two solar systems and an aerated aquifer providing triple filtered clean water. We’re also home to a brood of chickens located on the property, a nod to the extensive farming heritage in the local community.
